Terms, Conditions and Advertising Rules

1. What we are

To-Let with KAM is an advertising directory operated from the United Kingdom. We are not a letting agent, landlord, booking site or rent collector. Advertisers and tenants contact each other directly. We do not guarantee the accuracy of any advertisement.

2. Your responsibilities

By publishing an advert you confirm that you have permission and legal authority to advertise the room, and that all information, photographs, prices and contact details are true and your own.

3. Strictly prohibited advertisements

1. Illegal activities.
2. Fraudulent advertisements.
3. Fake room advertisements.
4. Advertisements for rooms that do not exist.
5. Stolen photographs or misleading property photographs.
6. False rental prices.
7. False contact information.
8. Human trafficking or exploitation.
9. Prostitution or illegal commercial sexual activities.
10. Drug dealing or illegal substances.
11. Weapons or other illegal activities.
12. Discriminatory or hateful advertising.
13. Harassment, threats or abusive content.
14. Scams requesting deposits through misleading advertisements.
15. Advertisements that violate local housing, rental or advertising laws.
16. Advertisements that contain misleading or unlawful claims.

4. Our enforcement rights

The website owner and administrators reserve the right to:

• Review advertisements.
• Remove illegal or prohibited advertisements.
• Suspend advertisements.
• Delete fraudulent advertisements.
• Ban users who violate the rules.
• Block repeat offenders.
• Restrict future advertising.
• Cancel paid promotions when advertisements violate the rules.

Users who submit fraudulent, illegal or prohibited advertisements may be permanently banned.

5. Free adverts and expiry

Adverts are free and expire after a set period (currently 30 days). You can renew, edit, mark as rented or delete your advert at any time using your private edit link.

6. Paid promotions and no-refund policy

All paid promotions are subject to our advertising rules and terms and conditions.

Advertisements that are fraudulent, illegal, prohibited or in breach of our rules may be removed or suspended without notice.

Where an advertisement is removed or an advertiser is banned due to a breach of our rules, no refund will ordinarily be provided for the unused promotional period, subject to applicable consumer protection laws and any statutory refund rights.

Payment for a promotional position does not guarantee that an advertisement will remain published if it breaches our rules.

We reserve the right to refuse or cancel advertisements that breach our terms and conditions.

7. Safety

Always view a room in person before paying anything. Never send a deposit to hold a room you haven't seen. Report suspicious adverts using the “Report this advert” button.

8. Complaints and appeals

If your advert was removed or you were banned and you believe this was a mistake, email kamlettogo@outlook.com with your advert title and details. Please allow up to 2 days for a reply. See also our Privacy Policy.
